Warrior Square - Mixed Use Office

Warrior Square is identified as a Major Project Area in the Central Area Masterplan Development Framework. The development opportunity covers Warrior Square Gardens and the land to the south occupied by the swimming pool, surface car parking, an office building and houses.

 

Proposals for the improvement and redesign of Warrior Square Gardens are in hand, and plans for a new replacement swimming pool at Garons Park have already received outline planning permission.

Relocation of the swimming pool enables possible redevelopment of the land between Warrior Square Gardens and Whitegate Road, in favour of new offices and dwellings.

A preliminary capacity study indicates potential for the following accommodation:

 

• 25,000 sqm prime offices

• ground floor commercial uses

• 250 homes

 

We propose commissioning preparation of a Development Brief, in conjunction with Southend-on-Sea Borough Council, to work up a preferred development solution for public consultation.
