We are assisting English Partnerships and Southend-on-Sea Borough Council in preparing a Development Brief for each of the existing surface car parks in Clarence Road and Alexandra Street in Clifftown. Each Brief will provide clear guidelines regarding proposed uses, and built form, to inform future planning applications. The aim is to enhance the distinct character of the Clifftown area, as a developing niche retail and restaurant location, and to build upon its success by proposing further fine grain, mixed use development. Development will strengthen the retail offer in the High Street, promote interaction between the town centre and seafront, and develop the evening economy. Finalisation of the Briefs will benefit from the feedback from public consultation on the proposals to be held in Summer 2008.

Residential: 4,804 sqm (57 units)
Car Parking: 25 spaces
Clarence Road:
Retail/Commercial: 1,034 sqm
Office: 1,800 sqm
Residential: 3,224 sqm (38 units)
Car Parking: 17 spaces
The possibility of locating a new multi-storey car park on the Southend Central Station Car Park, in replacement of the existing public car parking on the sites, is being investigated through discussions with Network Rail and C2C.
